Commission Profiles
You will need to create commission profiles against each Agent specifying recurring income and/or expenses
(e.g. Base Salary, Recoverable Retainer, Assistant Salary, Car Allowance, etc).
1. Click My Office from the main menu.
2. Type the Staff member's name on the Left Panel and the staff member will appear on the staff results panel.
3. Click the Staff member's name to open their staff card.
4. Click the Targets tab and select Create New from the Commission Profile drop-down.
5. Enter the following then click Save;
Effective From: Select the period to when payments will commence.
You can select any month (up until the current month) when creating an agent’s first commission profile.
6. Income: Add recurring Income applied per period e.g. Mobile Phone, Car/Fuel Expenses.
This is recurring income to the Agent and they are not required to pay back to the office.
The amount needs to be the total income the Agent receives for the period.
For example, if the Agent's period is to be quarterly, then you need to enter the total income received for the quarter.
7. Expenses: Add recurring Expenses e.g. Base Salary or Salary Retainer.
These are recurring expenses to the Agent and they are required to pay back to the office.
The amount needs to be the total of the expense to the Agent for the period.
8. Gross Deduction Fees: Tick the required fees. This allocates to the Agent as a default when the fee is applied to a listing's commission splits.
9. Agent Split: Set Agent/Office Split % - this will be automatically applied when completing commission splits against listings.
Fixed: A fixed percentage value.
Tiered: Allocate the agent/office split value based on up to 5 pre-designated commission tiers.
The tiered commission structure works off the 'Awarded' commission, not the 'Earnings' commission.
For example, an Agent will move from one tier to the next - based on their accumulated 'Awarded' commission in that allocated period (eg. calendar year / financial year / etc)
Tier Template: Defaults to Sample.
GCI Calculation: Tiers can be calculated and reset based on the calendar year, financial year, monthly, quarterly, or anniversary date of the commission profile ‘effective date'.
Tier 1-5: Outline a tier description, GCI from, GST to and the agent/office split percentage for that tier.
If you require your tiers to be including GST or excluding GST, this can be updated in System Config-General - Report Options.
When a sale becomes unconditional the system will check the accumulated gross commission amount that the agent is responsible for bringing in based on the unconditional date of their sales and then allocate the correct percentage based on the tier that they are at.
10. Click Save.
11. Check Split %: Check the Agent's tier as of a given date. To identify the Agents Split that a specific listing should be using, enter the unconditional date of the listing and click "Check Split". You can also click on the % amount next to the check button to generate the report
Checking an Agents Commission with the Gross/Net Commission Report
12. Navigate to the main menu and select 'Reports'
13. Select the 'Sale Reports' drop-down option and click 'Gross/Net Commission Report'
14. Enter the relevant information and conduct the search.
E.g.
15. Old Agent Split: If an Agent had an office/agent split outlined against their staff card prior to enabling the Debit & Credit Commission Module, it will now be populated here.
This field can also be used to enter the agent/office split for Commission only Agents. A profile is not required to be set up for Commission only Agents, however, entering their office/agent split here will mean it will be automatically applied against listings this agent is assigned to.
16. Gross Deductions Fee: For Commission only agents that are to have fees automatically applied, you can tick the relevant fees.
17. Click Save.
