Q: How do we add commissions to commercial leases?
A: This feature can be added on request via our Client Change Request. For this feature to work agents will need to complete an offers and contracts tab first similar to sales listings. This replaces the Available > Leased progression with a conventional sale-like process (Available > Conditional > Unconditional > Settled) for Commercial Lease listings.
This provides the ability to record Offers/Contracts against Commercial Lease listings and progress these through 'Conditional' Contract > 'Unconditional' > 'Settled'; capturing Key Dates, Agreed Deposit & Agreed Gross Leasing Commission (similar to sales listings).
This feature enables a report Detailed Commercial Leasing Analysis Report and the Commissions will also be included in the Debits and Credits Payment report for those with the Debits and Credits Module.
Q: How do I display a Conjunctional Agent on realcommercial.com.au?
A: Create the conjunctional agent as a contact. On the contact card tab select Agent Portal Accounts and add their REA Agent ID. Assign them to the listing in the Agents and Contacts tab of the listing using the role Conjunctional Agent.
Q: How do I add property Highlights for Realcommercial.com.au?
A: In the Features tab of the listing select Highlights from the Select Copy drop-down. Here you can add 3 features.
Q: What happens if we have separate Portal accounts for Residential and Commercial?
A: Multiple options will be available in the Export to Portals section of the General property card e.g. both Realestate.com.au and Realcommercial.com.au will appear as an option. If commercial listings are under the same account as your residential however simply select realestate.com.au.
Q: I would like to advertise the property For Sale and For Lease, do I need to create two separate listings?
A: No. When creating the listing simply select Commercial from the Type drop-down in the general tab. You will then be able to select the category For Sale/For Lease from the For Sale/Lease drop-down.
Q: Can a client have separate marketing templates in the same system for Commercial and Residential
A: Yes this can be added on request via our Client Change Request
