Add a Rental Appraisal
*Note: If the address already exists as a Prospect Property in your database, then you can Convert the prospect property to an appraisal. If not, and the contact already exists with this address in your database, then you can quickly create the property straight from the contact card using the Add Contact Property button on the contact card.

1. Go to Properties from the main menu.
2. Click Add and Appraisal/Prospect property on the left property panel.
*Note: if you are unable to see this button please contact a Master user in your office and get them to check your permissions.
3. Select Add a Market Appraisal.
4. Complete the General Appraisal Information.
5. Enter in the Appraisal information.
Note: red asterisks * indicate a mandatory field to complete.
- Status: Defaults to Appraisal. You can then change this status by selecting either listing presentation, Convert to listing, or Cancelled/missed from the drop-down menu.
- For Sale/Rental. Identify the type of appraisal, For Lease.
- *Type: Select from Residential, Commercial, Rural, Business, or Holiday.
- *Category: Form fields options will vary depending on the above type chosen.
- Address fields:
- Level No, Unit No, and Street No
- *Street Name
- *Street Type
- *Suburb: Start typing the Suburb then select from the drop-down.
- *State: This will auto-generate if the Suburb is selected.
6. Enter in the Appraisal information.
- Price From($): Numeric value only
- Price To($): Numeric value only
- Appraisal Price($): Compulsory field for reporting purposes. Numeric values only.
- *Appraisal Date: Date of appraisal
- *Appraisal Time: Time of appraisal
- Appraisal Source: Internal reference for reporting to confirm how the appraisal came about being scheduled
- Classification: Choose from the options Hot, Warm or, Cold
7. Confirm Property Details.
*All information will be copied across if converted to a listing.
- Bedrooms/Bathrooms/Lounges/Toilets/Studies/Pools: Single numeric values only with no decimals, for example, 2, not 1.5.
- Garages/Carports/Car Spaces: Single numeric values only with no decimals, for example, 2, not 1.5.
- Total Parking: This will automatically accrue the number for Garages, Carports, and Car Spaces that were entered.
- Energy Efficient Rating: Select the energy efficiency rating that the property has from the available options in the dropdown. *Note: This is a mandatory field to complete for ACT-based offices.
8. Check if this is a Tenanted Property.
If selected, the below options will expand to open:
- Type of Tenant: Identify the type of tenant, for example, Holiday, Long Term, Monthly.
- Current Rent: Identify the current rent which you can identify by per week (pw), per month (pm) or per annum (pa) - numeric values only.
- Lease Term: Identify the lease term.
- Option Period: Free text field.
- Lease Start Date: Select the date.
- Lease-End Date: Select the date.
9. Click Save and Proceed.
10. Assign related Appraisal Agent.
Start typing the name of the Agent and select from results, and then proceed to click Add to insert as selected agent
11. Assign related Contacts and then Save & Proceed.
Select role from the drop-down, such as Prospective Landlord. Start to type the Contacts name and select from results (if it is a new contact, the system will prompt you to Add a New Contact) and then proceed to click Add, to insert as related contact onto the Appraisal.
12. Enter your Comparable rentals manually, if applicable.
13. Click Save & Proceed to upload any Resources, such as Property Photos, Floorplans, Documents and Links, if applicable.
14. Click Finish.
15. You can now start using all Property Action Icons or view the Communications History, Listing Details, Prospective Tenants, Activity Schedules, Property Modifications Log, or Conduct a CMA from the left panel.
